Phil Rowland and Annabel Flint

Derventio Housing Trust is a registered social landlord with a trusted reputation and 14 years’ experience of providing supported accommodation to vulnerable residents across Derby and further afield.  Phil Rowland (Strategic Operations Director) and Annabel Flint (Procurement Manager) are here to talk about the private leasing scheme Derventio operate and how this could be of huge benefit to landlords looking for rent security, free property management, and low risk. This is the second time Derventio have presented at Derby Property Meet and this time Phil and Annabel will also be joined by colleague Penny Wiltshire who is going to share some resident experiences to help dispel some of those common myths about homelessness which will be sure to tug on a few heartstrings! Ankie Bell

With over 15 years experience in property, from single lets to HMO’s to commercial conversions, and more recently Holiday Lets, Ankie has learnt a lot over the years. 

They built up several high value property assets in a short period of time over 24 months. They learnt a lot, about commercial conversions, vendor finance, raising private finance, project management and running a holiday let business.

What Ankie didn’t do, and didn’t focus on was to look after herself in the process, and taking too much on at once, and early in 2020 her wheels fell off! Over a process of many months, she had to re-learn how to prioritise, how to plan her day how to look after herself  and her family first. The lockdown period helped a lot in being forced to re-structure and re-think how she did things. To learn to say No and not allow FOMO to drive any decisions.

Coming out of the pandemic, she knew the business model for the holiday let business would fly once restrictions were lifted and having learnt to re-focus and re-prioritise, her time and efforts are now spent on growing and developing West Drayton Farm more.

Ankie’s talk is honest about the trials she faced and the mistakes made, especially during most recent years – with the lessons learnt to pass on and share further.
