Adam Wale – Aben Interiors

Having seen a lot of property related programs on the TV, such as ‘Homes Under the Hammer’, ‘Location, Location, Location’, George Clarke’s multiple series, ‘Grand Designs’, I have always had a real interest in property. I would sit there flummoxed how the people on the programs had the money to buy property, renovate it, and sell/rent it, have the property value highly enough for them to get the money back out and go again! My wife Sammie also enjoyed these programs, especially seeing the spaces come to life by the designs that were shown. So, when there was an opportunity to go and learn about it, we jumped at the chance.

We’ve now invested in property for 7 years, and Sammie found her passion in property in the design of them. Along the way we have been praised for the designs in our own properties which then developed into other investors and developers asking us to design theirs for them. Off the back of that, we decided to invest in professional interior design courses and create Aben Interiors – An interior design company with a difference. We are property investors, we know what it’s like, we know how it all feels, and so we understand and can offer our investor knowledge as well as our design skills to others.

Over the years we have worked on a wide range of projects, from small and big HMOs, to SA units, to house flips, to business offices, and childcare nursery settings. We love the look on our client’s faces when a concept is presented to them that they fall in love with. Our aim is to influence the rental market in the right way, providing excellent living standards in rental accommodation. It was one of the main reasons we started investing in property ourselves, and now we can have a bigger impact on the market by helping other investors do the same.

At the Derby Property Meet I’ll be talking about the 5 key things that you can do when designing your properties to set them apart from the rest.

Ranjit Seehra

Ranjit is a Chartered Civil Engineer based in Derby, UK and has over 30 years experience within property and construction. 

After gaining some ‘formal’ property training in 2015 he and his business partner invested in single lets and HMOs. 

Ranjit left his corporate life in 2019 and alongside property investing he has helped over 800 people and families with their property projects through his design consultancy, SREAR Design & Consulting. 

He also offers mentorships to ensure businesses set off and grow successfully, and in his spare time is a SSAS pension trustee, angel investor and frustrated football fan!

Today he will be talking about due diligence before lending money and making sure you get it back!

Grace Golden is a domestic energy assessor, and set up Pretzel Energy to provide practical advice and recommendations on improving energy efficiency in residential properties.

They help simplify what’s available, what’s suitable and how it can be funded based on the suitability and circumstances for your property. 

We work with property developers at the early stages of their projects to ensure the property meets energy standards. With homeowners to reduce their bill and with lettings, sales and landlords to provide personalised advice for each property and keep the process moving smoothly.

Mary Cullen

Mary originally from Ireland has had an unusual property journey.  In 2006 she moved abroad to live her dreams of renovating property and living in the sun with no prior property experience. Her first project was a seafront Palace in Montenegro!!! Success continued into luxury villas resulting in winning International Awards for her work, but unfortunately living the dream became living the nightmare when the Mafia controlled system destroyed her business and forced her to return back to the UK. 

Returning to the UK in 2016 with one suitcase and two small children was very challenging but maintaining a positive mindset, networking and working 4 jobs eventually paid off and Mary returned full-time to property investing in 2018.  

She now has built a buy-to-hold portfolio of BTL’s, SA’s & Commercial Conversions in the UK.   She also runs her own interior design and brand agency for landlords and property companies. 

Her passion is inspiring people to create a life they love so in 2022 The Vortex was created as an intuitive training hub that combines a passion for property & enterprising businesses to achieve success in the current climate.

Mary believes that you should never let your fears be bigger than your dreams in property and there is a place for everyone in property if they align with their true nature & purpose.

Peter Speight

Peter served for 20 years in the British Military specialising in surface to air missile systems, managed the largest air defence workshop in the British Army and served with the Defence Procurement Agency working on tri-national billion pound weapon systems

He held senior engineering management role for Howdens and was responsible for the National Distribution Centre, developed 3 new warehouses (totalling £1.6 million sq ft) and capital projects of up to £19 million

He owns commercial property and is experienced in commercial conversion and development projects with £million GDVs

He has a large serviced accommodation portfolio including R2R and Buy to hold, has developed a 28 bedroom ApartHotel, maximising the ground floor space into multi income revenue streams including gym / cafe / dark kitchen 2022-23

He is going live NOW with a former YMCA hostel developed into a 76 bedroom serviced accommodation centre and has performed land development of 4.6 acres site into specialist care units.

Peter is a mentor to business and property owners specialising in mindset and motivation techniques and is passionate about health, fitness and family.

Dawn Deakin 

Dawn Deakin is the Service Manager for the Housing Standards Team at Derby City Council (DCC).
She started her career as a nurse working for the NHS and sidestepped into working for DCC in Environmental Health (EH) in 1993. She worked as the Communicable Disease Control Nurse, then DCC sponsored her through a MSc in EH to become a qualified Environmental Health Officer.

Dawn also worked in Health Promotion, followed by 11 years in Occupational Health and Safety and has now worked in the Housing field for 12 years.
She has seen many changes and challenges along the way, and as now as austerity measures and the cost of living crisis bites hard, budgets are being cut and recruitment is very challenging.

Dawn leads a team of 14 and is passionate about good landlords being recognised for their hard work and non-compliant landlords being brought to task by robust enforcement actions.

Claire Saunders

Claire has been trained in many aspects of property and what with her background in lease finance, this enabled her to start her Asset Leasing Business “CashFlow Leasing” in June 2019.

CashFlow Leasing helps Limited Company property investors to grow their businesses quicker, by furnishing their rental properties, such as HMO’s, SA’s, Care homes, Social housing properties and hotels, by leveraging lease finance.

Leasing is tax efficient, and has minimal upfront costs, meaning she has helped 1000’s of investors to keep their cash in their business with her forward, out the box thinking.

Sarah Poynton-Ryan

Sarah Poynton–Ryan felt the same at the end of 2015. After getting married in September 2015 Sarah took stock of life and realised that she was not where she needed, wanted or deserved to be. Having built up around £60,000 of debt since starting University through poor money management, Sarah needed to make a change. Sarah needed a strategy to bring in sustainable cash flow that would give her financial independence and clear the debt. Sarah launched her property business that focused on start up investment models that need little savings to start. Just 6 weeks after making that decision in 2015, she landed her first deal worth £56,000 net profit and has never looked back and she billed over £100,000 in her first full year of trading in 2016.

Sarah is a self diagnosed sales and marketing geek and truly believes that in business we get paid as a consequence of doing the best job possible for our clients.

Since 2015 Sarah has built a mixed strategy property portfolio that has made her financially free. Working on development projects, new build, buy to let, rent to rent, HMO, Serviced Accommodation and other exciting projects Sarah’s love for property and its results grows every day.

Sarah has built a reputation as being “accessible” and “supportive” to those she works with and trains. Sarah has achieved incredible results and if you can relate to having “too much month left at the end of your money” then Sarah understands and remembers how you feel.
