Andy Miller

Unleashing the Power of Your Pension

Would you like to learn how you can use your pension to make money for today and a lasting legacy for your family?

Andy and his partner Julie started their property business, Enable Property Solutions in 2018. The plan was to supplement pension income with a small amount of rental income in retirement but it was soon clear that an opportunity existed to create something far more substantial. 

Five years on they have created a portfolio of 67 HMO rooms, opened their own lettings business (VaVaRoom) and are in the process of acquiring properties for supported living and commercial tenants.

They have used their SSAS Pension in creative ways to help them build their businesses. Plans are in place to hold property for rental income inside the SSAS itself.

Andy will explain what a SSAS Pension is and the amazing things you can do with it to create income for today (outside of your pension) and wealth for tomorrow. This is not one to be missed!

Within this time she has also helped raise six figure sums for charity organisations through public speaking and event organising. She has a dynamic skill set in communication, marketing and business development.

Emily has a passion for learning, including the mastermind program with Touchstone Education and interior design with Fabienne Miler. She is currently studying for a degree in forensic psychology. In her spare time and whilst not studying, Emily enjoys spending time with her children, coffee with friends and walks in the countryside. 

She was thrilled to join the Finanze Business team and has immersed herself in the world of business finance. She is responsible for brokering all types of business finance facilities along with providing investor marketing & introduction services for clients across the Group.

Joy Savill

Kimberly Shapcott and Ben Tribbensee

Kimberley and Be are a husband-and-wife team who created Believe Property Limited toprovide accommodation to tenants that they would be proud to call home. As a couple we have 7 property investments up and running with two currently being finished ready to tenant shortly. We are continuing to expand our portfolio and looking at future opportunities. Our main strategy has been HMO investments and most of our portfolio are HMOS ranging from 4 beds to 8 bed properties. We’ll be sharing our latest HMO conversion with you of a 4 bedroom property into a 7 bedroom HMO with 5 en-suite rooms and 2 studio rooms, which has included an extension to the rear and a dormer on the top floor to create the space we needed. What has gone well? What has not? How have we resolved the challenges we have faced on this build? Let us share what we have achieved and some of the key things we can share on this type of conversion.

Rachel Knight

TITLESPLIT.COM is the only Title Split Training company in the UK. We are CPD accredited, and the company was founded by Rachel Knight and Harriet Dunn. We show experienced property investors and Developers how to Title Split Residential, Commercial and Mixed-Use Property. We show SSAS trustees how to Title Split,  so that commercial properties can be held in their SSAS pension.

Rachel Knight has been a Property Investor since 2005 and a Title Split Developer since 2017. Very few professionals in the market know how to effectively Title Split leasehold from freehold. Rachel effectively splits her apartments at the earliest point possible, to enable maximum valuations. In 2020 alongside her business partner Harriet Dunn, they started educating experienced investors and developers in this strategy.

Rachel Knight worked in the corporate world until 2017. At this stage, she had enough cashflow from property, to finally leave the corporate world forever and focus on property. 

Harriet Dunn is a retired Commercial Property Solicitor of 25 years and has been training investors in Commercial property and Title Splits for over 10 years. 

Together they show investors how to get around 20% uplift in valuations by splitting blocks during ownership. If you have been told to leave until later, Rachel and Harriet can show you exactly why you shouldn’t leave it until later and exactly how to split early. We can even show you how to split on purchase.

Speakers in January

Trish McGirr

Trish helps investors and property professionals, create ethical but profitable solutions when working with financially distressed homeowners.

Her message is that all property entrepreneurs have an essential role to play in the current economic crisis and that we hold the key to enable distressed homeowners to move on with their lives, repair their credit and break free from the despair of debt. 

As a former Mental Health Nurse who spent 15 years specialising in addictions and trauma. Trish appeared to ‘haveit all sorted out’ but behind the scenes her marriage wasending, and her finances were shot to bits.

Starting over with a young child to support and working 2 jobs to make ends meet, the ongoing burden of debt took itstoll, and on a night when it became too much, Trish tried to end her life.

Far from being the end, this became a turning point, andalthough it took 10 years to get back on track, Trish left the NHS to set up a consulting business and became a property investor in 2003.

It’s through her involvement in property that Trish has been able to use her experience to help people who find themselves in the same position she was in.

A believer in how pivotal moments shape us, Trish set up Repossession Rescue Network UK to educate property professionals and improve standards of care for homeowners who face losing their homes. 

Her mission is Saving Lives; One Home At A Time.

Giles Inman

Giles Inman has been assisting residential landlords and property investors across the East Midlands for over 10 years in all matters to do will rental property from tenant issues to property licensing. 

I work for www.empo.co.uk , the largest regional residential landlord membership association in the UK.”

Jonathan Heavens

Jonathan Heavens has a background in Accounting & Finance, he was previously the Finance Director of a travel tech company, which was successfully sold in 2018 and he had a successful exit from at the end of 2019.

Ankie Bell

With over 15 years experience in property, from single lets to HMO’s to commercial conversions, and more recently Holiday Lets, Ankie has learnt a lot over the years. 

They built up several high value property assets in a short period of time over 24 months. They learnt a lot, about commercial conversions, vendor finance, raising private finance, project management and running a holiday let business.

What Ankie didn’t do, and didn’t focus on was to look after herself in the process, and taking too much on at once, and early in 2020 her wheels fell off! Over a process of many months, she had to re-learn how to prioritise, how to plan her day how to look after herself  and her family first. The lockdown period helped a lot in being forced to re-structure and re-think how she did things. To learn to say No and not allow FOMO to drive any decisions.

Coming out of the pandemic, she knew the business model for the holiday let business would fly once restrictions were lifted and having learnt to re-focus and re-prioritise, her time and efforts are now spent on growing and developing West Drayton Farm more.

Ankie’s talk is honest about the trials she faced and the mistakes made, especially during most recent years – with the lessons learnt to pass on and share further.
