Speakers in September

Dawn Deakin 

Dawn Deakin is the Service Manager for the Housing Standards Team at Derby City Council (DCC).
She started her career as a nurse working for the NHS and sidestepped into working for DCC in Environmental Health (EH) in 1993. She worked as the Communicable Disease Control Nurse, then DCC sponsored her through a MSc in EH to become a qualified Environmental Health Officer.

Dawn also worked in Health Promotion, followed by 11 years in Occupational Health and Safety and has now worked in the Housing field for 12 years.
She has seen many changes and challenges along the way, and as now as austerity measures and the cost of living crisis bites hard, budgets are being cut and recruitment is very challenging.

Dawn leads a team of 14 and is passionate about good landlords being recognised for their hard work and non-compliant landlords being brought to task by robust enforcement actions.

Claire Saunders

Claire has been trained in many aspects of property and what with her background in lease finance, this enabled her to start her Asset Leasing Business “CashFlow Leasing” in June 2019.

CashFlow Leasing helps Limited Company property investors to grow their businesses quicker, by furnishing their rental properties, such as HMO’s, SA’s, Care homes, Social housing properties and hotels, by leveraging lease finance.

Leasing is tax efficient, and has minimal upfront costs, meaning she has helped 1000’s of investors to keep their cash in their business with her forward, out the box thinking.

Ranjit Seehra

Ranjit Seehra is a Chartered Civil Engineer based in Derby, UK and has over 30 years experience within property and construction. After gaining some ‘formal’ property training in 2015 he and his business partner invested in single lets and HMOs. Ranjit left his corporate life in 2019 and alongside property investing he has helped over 800 people and families with their property projects through his design consultancy, SREAR Design & Consulting. He also offers mentorships to ensure businesses set off and grow successfully. And in his spare time he is a SSAS pension trustee!

This month he will talk about ‘Maximising the benefits of Permitted Development Rights for your projects’

Sarah Poynton-Ryan

Do you ever feel overwhelmed by how to make money in property in 2023? Does “success” feel like it is slipping further and further out of reach?

Sarah Poynton–Ryan felt the same at the end of 2015. After getting married in September 2015 Sarah took stock of life and realised that she was not where she needed, wanted or deserved to be. Having built up around £60,000 of debt since starting University through poor money management, Sarah needed to make a change. Sarah needed a strategy to bring in sustainable cash flow that would give her financial independence and clear the debt. Sarah launched her property business that focused on start up investment models that need little savings to start. Just 6 weeks after making that decision in 2015, she landed her first deal worth £56,000 net profit and has never looked back and she billed over £100,000 in her first full year of trading in 2016.

Sarah is a self diagnosed sales and marketing geek and truly believes that in business we get paid as a consequence of doing the best job possible for our clients.

Since 2015 Sarah has built a mixed strategy property portfolio that has made her financially free. Working on development projects, new build, buy to let, rent to rent, HMO, Serviced Accommodation and other exciting projects Sarah’s love for property and its results grows every day.

Sarah has built a reputation as being “accessible” and “supportive” to those she works with and trains. Sarah has achieved incredible results and if you can relate to having “too much month left at the end of your money” then Sarah understands and remembers how you feel.

Paula Haverkamp

Paula Haverkamp is an Associate and Litigation Executive at Nelsons, specialising in landlord and tenant issues and property disputes. Her areas of expertise include: 

  • Residential landlord and tenant disputes;
  • Removal of squatters to include travellers; and
  • General litigation support.

Paula achieved the CILEX Level 3 Diploma in Law and Practice and enrolled as an Associate Member of the Chartered Institute of Legal Executives in September 2010.

Ritchie Clapson

Ritchie has been involved in property development for almost 40 years, and as co-founder of propertyCEO, he coaches both novice and experienced property developers how to create substantial returns from small-to-medium scale developments.

Ritchie’s development pedigree speaks for itself. A structural engineer by profession, he’s not only worked on hundreds of new-build, commercial and industrial conversion projects, he’s also trained and mentored countless developers and property professionals during his long career in the industry.

A business coach and strategist, he built up one of the country’s leading structural engineering firms and was appointed by the government as peer review engineer for the London 2012 Olympic Stadium.

Today Ritchie and his business partner Ian Child head up propertyCEO, one of the country’s most exclusive property development training companies.

Luke Bilson

Director of C & B Property Solutions LTD – Since the age of 21, alongside my full time job in real estate, Luke has consistently carried out property flips in his spare time. This started as a passion and has since matured into a business which was officially set up in 2020 and is now operated by Luke and his fiancé, Amy Cooper.

We are hugely passionate about property and being open and honest when it comes to sharing our journey with others. I will run the group through a few of our recent projects, the up’s, the down’s and the lessons learnt along the way.

Richard Stone

Richard is a Builder/Developer and Chartered Construction Manager as well as a Non-Exec, Trustee, TEDx Speaker, Public Speaker, and Coach Mentor & respected trainer with a quick wit and a great sense of humour along with a real handle of what it takes to deliver results in Construction, Property and business as well as a passion to support the learning of others.

Amazingly, Derby Property Meet celebrates it’s 1 year birthday in May 2023. We just don’t know where that year has gone, time flies when you are having fun, and what a year it has been! Bryn is an experienced trustee with a 30 year history of working in the financial services industry.

Bryn’s background is as follows:

  • Serve on the Secretariat to the All Party Parliamentary Group on Pension Scams.
  • Advocate of ‘member directed pensions’ as it’s YOUR pension so YOU decide what to do with it.
  • Skilled in Company Pension products, SSAS, DB/DC, AE and ancillary services (Investment, Actuarial, Trusteeship).
  • Working with Consultancy firms, Accountancy Practices and Property Investors/Developers my role is understanding your precise requirements and then use my experience to help you achieve your desired outcome

Victoria and Anthony Miller

Our second speakers are Co-Directors of Orenda-Luxe Exclusive holiday homes. 

Antony and Vicky have been Property Investors for over 15 years.  Like many they started off doing this as a sideline to their main careers. 

As their property portfolio grew from standard Buy to Let’s to HMO’s, they began to explore the SA (Serviced Accommodation) strategy and niched within the Luxury end of the market. 

This highly lucrative strategy has enabled Vicky to leave her full time Social Work career and Antony to have more flexibility within his Domestic and Commercial Electrical Company.
